Who is the Developer of NASAMA RESORT?
The Developer is Paul Vogelsberger, an Australian national, who is the Director of Outrigger Ltd. Paul holds a Degree in Economics & Accounting from the University of Tasmania and University of NSW. He has also been involved in real estate in Hawaii, the Gold Coast and Sunshine Coast in Australia. His parents managed the first high rise on the Gold Coast “Kinkabool? Now heritage listed.

 
Why choose Pango area to build the resort?
Pango receives the trade winds all year round which bring a nice cooling effect even on the hottest of days. There is a live reef just offshore with an abundance of coral and tropical fish. Pango area is on a fully sealed road and regular bus route into Port Vila which is only 10 minutes away. It is also close to other resorts such as Breakas Beach Resort and Le Lagon Resort. Both resorts have restaurants that can be visited by the guests of Nasama Resort.
 
What about cyclones and earthquakes in Vanuatu?
Vanuatu has been lucky with cyclones due the high pressure that usually sits south of Vanuatu and pushes cyclones higher up north. However, Vanuatu does receive cyclones and earthquakes from time to time.  I have lived here for 16 years and have experienced only one cyclone. Nasama Resort is built to international engineering standards and is fully insured for cyclones and earthquakes. The buildings are very solidly built-in concrete and steel receiving numerous engineering certifications during construct. We survived cyclone pam in March 2015 when surrounded resorts were devastated. We had 50 persons in house and we never had to close.
 
What are the tax regulations in Vanuatu?
There is no income tax or capital gains tax in Vanuatu.  On your purchase, you will have to pay Stamp Duty of 7%. The only other tax is Value Added Tax (VAT) to the Vanuatu Government which will be paid by the management before your return is disbursed. We manage all of this for our investors.
 
What other charges are there in purchasing at NASAMA RESORT?  
We advise that you engage a lawyer for settlement and conveyancing matters such as payment of Stamp Duty, registration of title, etc.  This costs approximately AU$1,200.

 
I hear all of Vanuatu is leasehold – how safe is that?
Similar to other island nations in the South Pacific, the land in Vanuatu is leasehold. What this does is to enable the local Ni-Vanuatu land owners to benefit from sales of their land through annual leasehold land rent and to share in the profit of land resales. From an owner’s point of view, it is similar to rates - only a lot less money! Our lease has 60 years outstanding and a 75 year option. Leases can be renewed in most circumstances and are certainly renewable at Nasama Resort.
 
How easy is it to resell the property?
Beachfront properties are the most saleable of all types of properties. NASAMA RESORT is located just 10 minutes from the heart of Port Vila in between Le Lagon Resort and Breakas Beach Resort. Our management system is appealing to overseas investors who want effort free investments and three weeks holiday a year!

 
Is Vanuatu politically secure?
Since independence in 1980, elections in Vanuatu have been democratic. In March 2006, Vanuatu was granted US$69 million as a reward for good governance.  This is the only country to receive such a grant in the South Pacific. The Australian Government and New Zealand also supports Vanuatu with aid and grants. Vanuatu is enjoying its increasing wealth and is firmly behind the construction and tourist industries. The seasonal worker programs are resulting in remittances that are helping the economy over the Covid-19 international visitor shutdown. There is very little antagonism against foreign investment by the local population. They welcome the jobs and the improvement in their economic conditions.

 
Can I live in the apartment full time  or do I have to place it in the rental pool?
In most cases, you cannot live in the apartment full time. You do not have to enter the rental pool. However, the body corporate fee and extra marketing fee will still apply.

 
How often is the vendor’s income paid?
Payment is made every two months. If you settle your purchase contract in between the payment dates, then the first payment is on a pro-rata payment to bring it in line with our regular payment periods.

 
What type of title do I receive?
Each apartment is Strata Titled in Vanuatu. Strata title transfers are relatively easy here in Vanuatu. They can take as little as 10 days for a full transfer and settlement. There is a payment of .2% to the custom land owner when you transfer the strata title to a buyer.
However, the tedious business of getting the custom land owner to sign off on the transfer is eradicated.
 
Should I own my apartment in a company name?
That depends on your personal situation.
 
In general, the advantage in owning a company is that when you sell the Stamp Duty is only 4% instead of 7%.  I haven’t
seen a case where this benefited the seller by realizing a higher price. We can introduce you to a number of accountants and solicitors here who will explain the benefits of companies and trusts.
 
What kind of architectural style is Nasama Resort?
The design of the apartments is influenced by early plantation style. The window and door frames are solid local Hardwood called Kwela. The furniture is timber and a little bit traditional; lampshades are made of bamboo and banana skin.  The aim is to create a restful and romantic location where you can leave the stress of the modern-day city living far behind. 
 
Do I have to purchase the furniture package?
Yes, the rental pool requirements are the same furniture package for each apartment.

Is the ocean safe in front of the resort?
Very safe, there is a 400 m2 coral pool next to the beach. It receives no currents and in most cases is dead calm. If you want to venture beyond the coral pool there is sometimes surf and reef so on those days it is best to stay in the rock pool. On a calm day the snorkelling offshore is full of table top coral and tropical fish.  Kayaks are available and free, weather permitting.


Can I live in the apartment?
Both studio and two-bedroom apartments can be lived in by the investor for three weeks per year for only the body corporate costs and cleaning. After that the rooms are billed at 50% of rack rate.
